Our monthly situation report on Faisal Town Phase 2 — what is current, what moved since the September snapshot, and what we are watching. We publish these on a fixed cadence so buyers can orient from one page instead of piecing together months of WhatsApp forwards.
Prices: April 2026 rate sheet still operative
At the time of writing the developer's April 2026 revision remains the current rate sheet: 5.56 Marla at PKR 3,495,000 on the 36-month installment plan or PKR 2,790,000 on full payment, through to 1 Kanal at PKR 10,155,000 / 8,120,000, development charges included and a 20% lump-sum discount across residential.
The sheet is now around six months old. Historically these do not last indefinitely, so treat a revision as a live possibility rather than a surprise — and always confirm the current sheet before budgeting on any figure, including ours.
NOC: still under process
No change, and we state it plainly every month: the society's NOC remains under process — it is not approved. Our full position is here, and we continue to recommend that every buyer verify the current status independently with the relevant authority before committing money. An approval decision in either direction remains the single largest potential repricing event for this society.
Development
The established pattern holds: work concentrated in and around the Sector O Model Block, where levelling is largely complete and the 350-ft boulevard is operational, with earthworks progressing outward through the general residential sectors at varying pace. Possession expectations are unchanged — Model Block full-payers first, installment blocks following the development sequence. Our development status report carries the fuller picture.
What changed on this site since September
- Pricing is now published in exactly one place. Our project pages previously carried their own payment tables that had drifted out of step with the official rate sheet. We removed them; /payment-plan is now the single source of truth, and we corrected the plot sizes and developer attribution on the project pages at the same time. We would rather publicly fix an inconsistency than quietly leave it.
- Construction coverage added — a full cluster on build stages, hiring a contractor, materials, map approval, timelines and cost control.
- The wider Faisal portfolio is now documented, including Phase 1, Faisal Hills and an all-projects comparison — because for some buyers a delivered society is the better purchase, and we would rather say so.
What to watch this quarter
1. Any NOC movement — outweighs everything else on this list combined.
2. A possible rate revision, given the sheet's age.
3. Ring road construction progress near the society's second access — corridor value tracks built infrastructure, not announcements (context).
4. Balloting activity in the installment blocks (what that means for your file).
