A one-page situation report for anyone tracking Faisal Town Phase 2 — what is current as of early September 2026, what changed recently, and what to watch next. We publish these periodically so buyers can orient quickly without wading through months of WhatsApp forwards.
Prices: April 2026 rate sheet still current
As of writing, the developer's April 2026 revision remains the operative rate sheet: 5.56 Marla from PKR 3,495,000 on installments (PKR 2,790,000 cash), through 1 Kanal at PKR 10,155,000 (PKR 8,120,000 cash), development charges included, 20% lump-sum discount across residential. No new revision has been announced at the time of publishing — but revisions arrive without much warning, so confirm the live sheet before budgeting on these numbers.
NOC: still under process
No change to report, and we report that plainly: the society's NOC remains under process — it is not approved. Nothing in recent months alters our standing guidance — read the full NOC position, and verify the current status yourself with the authority before committing money. If and when the position changes in either direction, that will be the single biggest repricing event for the society.
Development: the core keeps moving
The pattern from our full development status report holds: work is concentrated in and around the Sector O Model Block — leveling largely complete there, the 350-ft boulevard operational — with earthworks progressing outward through the general residential sectors at varying pace. Possession expectations remain what they were: Model Block full-payers first, installment blocks on the development sequence behind them.
What changed over the summer
- Two dedicated landing resources went live for the most-asked questions: the payment plan page and the commercial guide.
- Our coverage got deeper. Price guides now exist for every plot size, and new comparisons cover Park View City and Nova City alongside the earlier matchups.
- Buyer interest has followed the airport-corridor story — the investment case for the corridor explains the structural argument that is drawing it.
What to watch this quarter
1. Any NOC development — the item that outweighs all others.
2. A possible rate revision — the April sheet is now five months old; historically, sheets do not last forever.
3. Ring road progress near the society's second access — corridor value tracks construction, not announcements (context here).
4. Balloting announcements in the installment blocks — what balloting means for your file.
