The basics
Where is Faisal Town Phase 2? At the Thalian Interchange on the M-2 Motorway, roughly 10–15 minutes from the New Islamabad International Airport, with a second access toward the Rawalpindi Ring Road alignment. Full location guide · why Thalian matters.
Who is the developer? Faisal Town (Pvt.) Ltd. under Ch. Abdul Majeed, marketed through Zedem International, with planning input from Meinhardt Group. The same group delivered Faisal Town Phase 1 (F-18), Faisal Hills and Faisal Margalla City. Track record examined.
Is Faisal Town Phase 2 NOC approved? No — the NOC is under process, not approved. After being flagged by the RDA, the developer submitted the land plan and the status is reported as under process with PHATA. We recommend every buyer verify the current position independently before booking. Full NOC position · how to verify any society yourself.
Prices and payment
What do plots cost? On the 36-month installment plan / on full payment after the 20% discount: 5.56 Marla PKR 3,495,000 / 2,790,000 · 8 Marla PKR 4,665,000 / 3,730,000 · 10.89 Marla PKR 6,065,000 / 4,850,000 · 14.22 Marla PKR 7,585,000 / 6,060,000 · 1 Kanal PKR 10,155,000 / 8,120,000 · 2 Kanal PKR 19,295,000 / 15,430,000. Full payment plan · sizes and dimensions.
How does the installment plan work? A down payment followed by fixed monthly installments over 36 months — for example PKR 1,335,000 down and PKR 60,000/month on a 5.56 Marla. Development charges are included. Payment by pay order, demand draft or cash; cheques are not accepted.
Is full payment better? Usually, if the cash is genuinely idle — the 20% discount is worth PKR 705,000 on a 5 Marla and over PKR 20 Lac on a Kanal. But not if it empties your reserves. The full math.
Are there extra charges? Corner and main-road plots carry category charges; commercial follows a separate plan with 25% down. Category charges explained · commercial plots.
Blocks and plots
Which block is best? It depends on your timeline. Sector O (the Model Block) is the most developed and first in the possession queue, sold on full payment. N Block sits on the CBD boulevard with a monthly installment plan. The Overseas Enclave targets overseas buyers and offers sizes up to 2 Kanal. All blocks compared · best block guide.
What plot sizes are available? 5.56, 8, 10.89 and 14.22 Marla plus 1 and 2 Kanal residential, and commercial from 5.33 to 13.33 Marla plus per-square-yard boulevard and Markaz plots.
5 Marla or 10 Marla? Investors usually favour the 5 Marla for resale liquidity; families building a home usually need the 10. The comparison.
Possession, balloting and development
When is possession? Block-dependent. Sector O is marketed for possession within roughly 1–1.5 years for early full-payers; installment blocks follow the development sequence. Treat all timelines as targets, not contractual dates. How balloting and possession work.
What is actually built? Sector O is roughly 80% levelled with the 350-ft boulevard operational; other sectors are at earlier stages. Current development status · master plan.
What amenities are planned? Grand Jamia Mosque, Sports City (~271 kanal), Education City, a teaching hospital, the CBD, and around 20% of land as parks and green belts — mostly planned rather than complete. Amenities guide.
Buying, selling and overseas

How do I transfer or sell? Through the developer's transfer office, with the balance paid at the counter on the day the society records the new owner. Transfer process · how to sell without losing value.
What taxes apply? Withholding taxes at transfer differ by filer status, and capital gains tax applies on disposal with holding-period effects. Rates change with each Finance Act — confirm current figures with a tax practitioner. Transfer taxes · capital gains tax.
The honest summary
Is Faisal Town Phase 2 a good investment? It is an early-stage society on a strong corridor, backed by a developer with delivered projects, priced below established societies — and carrying real approval risk because the NOC is under process, not approved. That combination suits a buyer with a 3–5 year horizon and genuine risk tolerance. It does not suit someone who needs certainty, immediate buildability or a quick exit. Our full assessment.
