Sending Money From Abroad to Buy Property in Pakistan: Safe Routes

Overseas Investors 7 min read10 September 2026Reviewed by the Faisal Town Phase 2 team · How we verify

For overseas Pakistanis, the hardest part of buying property back home is rarely choosing the plot — it is moving the money safely and provably. Get this right and the rest of the purchase is routine. Get it wrong and you can face questions about your funds years later, when you sell.

The principle: buy your paper trail, not just your plot

Whatever route you use, the goal is the same — a documented banking trail from your overseas income to the developer's account. That record is what protects you when you eventually sell, when tax questions arise, and when you need to repatriate proceeds. Informal channels may offer a marginally better rate today and cost you far more than the difference later.

The routes that work

  • Roshan Digital Account (RDA). The State Bank's dedicated framework for non-resident Pakistanis, opened remotely with NICOP/POC and overseas documentation. It is purpose-built for exactly this: remitting funds through formal channels, investing them, and repatriating proceeds. For most overseas buyers this is the cleanest option available today. Confirm the current rules and participating banks directly with your bank, as terms evolve.
  • Normal bank wire to your own Pakistani account, then payment to the developer by pay order. Simple, well understood, and it keeps the trail intact.
  • Regulated remittance services into a Pakistani bank account. Fine for moving funds; just ensure the receipt names you and the funds land in a bank account rather than being handed over as cash.

What to avoid

Informal transfer networks — the ones offering a better rate with no paperwork — leave you with no provable source of funds. That is a problem at resale, a problem for repatriation, and a problem if anyone ever asks how the purchase was financed. The rate difference is never worth it on a transaction of this size.

Equally, never send money to an individual's personal account because a dealer says it is faster. Payment for a plot goes to the developer's designated account, by pay order or demand draft, against a receipt in your name. That rule protects overseas buyers more than any other.

Paying for a Faisal Town Phase 2 plot from abroad

The sequence that works:

1. Verify before you fund. Confirm the plot's availability, the current rate sheet and the society's NOC position — which is under process, not approved (details) — before any money moves.

2. Remit through a formal channel into your own account in Pakistan.

3. Pay the developer by pay order or demand draft. Cheques are not accepted on this project.

4. Collect and keep every receipt, plus your stamped payment ledger, digitally and in hard copy.

5. Appoint an attorney properly if you cannot attend in person. A correctly attested power of attorney — executed at the Pakistani mission in your country and attested through the proper channels — is what lets someone act for you at the transfer counter. Our overseas investment guide walks through attestation in detail.

Two practical notes on cost

First, the lump-sum discount is worth more than any exchange-rate optimisation: on FT2's residential rate sheet the full-payment discount is 20%, and on Model Block commercial overseas buyers receive 20% against 15% for local buyers. The installments-vs-cash math lays that out.

Second, if you are paying installments from abroad, set up the remittance rhythm before you book. Missed installments are expensive and awkward to fix at distance — here is what actually happens.
