"Which block is best?" has no single answer — the blocks in Faisal Town Phase 2 are priced and structured differently precisely because they suit different buyers. Here is how to match one to your situation.
Quick answers by situation
- Want faster possession / plan to build soon — Sector O (Model Block)
- Want boulevard position and monthly installments — N Block
- Buying from abroad, want premium planning — Overseas Enclave
- Want the widest size range including 2 Kanal — Overseas Enclave or Sector I
- Lowest entry price — newer general sectors
Sector O — the Model Block
Sector O is the society's showcase block and the one most buyers ask about first. It is semi-developed, which is the key point: possession is marketed within roughly one to one-and-a-half years for early full-payers, considerably sooner than newer blocks.
It also carries commercial plots fronting the 350-ft main boulevard, and amenity-led planning. The trade-off is that it is offered largely on a full-payment basis rather than long installments.
Best for: end-users who want to build soon, and investors wanting quicker appreciation. Full Sector O details.
N Block
N Block sits directly beside the Central Business District on the 365-ft main boulevard — the widest road in the society. It mixes residential plots with commercial frontage on main roads and corners.
Its distinguishing feature is financing: a clear 36-month plan with fixed monthly amounts from around PKR 60,000, plus a down payment. That predictability suits salaried buyers better than quarterly lump sums.
Best for: salaried buyers who want boulevard position and monthly budgeting. Full N Block details.
Overseas Enclave
The premium block, built around a 365-ft boulevard with over 40% of land reserved for open space and community facilities. It offers the widest size range in the society, from 5 Marla up to 2 Kanal, on a 36-month plan with a 20% lump-sum discount.
It is designed around overseas buyers — gated, security-led, with planned international-standard schooling and healthcare.
Best for: overseas Pakistanis and buyers wanting a premium address. Full Overseas Enclave details.
The general sectors
Sectors T, P, X, I, J, Q and R make up the broader residential fabric, each with slightly different positioning — Sector T sits beside the Model Block, Sector I offers the broadest size ladder including 2 Kanal and a large community club, Sector J wraps around a 220-ft boulevard next to Education City.
Q and R are offered on full-payment terms with faster handover targets. You can compare all fourteen blocks and districts on our blocks page.
How to actually choose
Work backwards from your constraint, not from which block sounds most impressive:
- Timeline first. Building within two years? Only semi-developed blocks are relevant.
- Cash flow second. Can you pay lump sum, or do you need 36 months? This eliminates half the options immediately.
- Then position. Boulevard, corner and park-facing plots carry 5–15% premiums — worth it for commercial use, less so for a plain residential hold.
One thing that applies to every block
Block choice does not change the society-level risk: FT2's NOC is under process, not approved, and that applies equally to Sector O and to the newest sector. Choose the block for fit, but make the buy decision on the society-level facts.
Tell us your budget, timeline and whether you are building or investing, and we will recommend a block — including saying so if none of them fit.
