1 Kanal House Design: Layouts & Planning on a 50×90 Plot

Buyer Guide 8 min read14 October 2026Reviewed by the Faisal Town Phase 2 team · How we verify

A Kanal house is a different undertaking from a 10 Marla — not just larger, but a project where design quality, running costs and maintenance all scale up with the footprint. Done well it is the most comfortable house most Pakistani families will live in. Done carelessly it is a large, expensive building that nobody enjoys.

The plot

A standard 1 Kanal in Faisal Town Phase 2 is 50×90 ft — 4,500 sq ft, 500 sq yd. At 50 ft wide, essentially any residential layout becomes possible; the constraint shifts from geometry to budget and good judgement.

After setbacks, Kanal builds commonly achieve roughly 2,800–3,200 sq ft of covered area per floor, so 5,000–6,000 sq ft over two floors, plus roof structures and any basement. Confirm against your society's by-laws — what governs this.

A typical double-storey layout

  • Ground floor: porch and entrance hall, formal drawing room, family lounge, separate dining room, kitchen with a dirty kitchen and utility, powder room, one bedroom with attached bath (for elderly family members or guests), and a generous lawn
  • First floor: master suite with attached bath and dressing room, 2–3 further bedrooms with attached baths, family lounge, and terraces
  • Roof: servant quarter, laundry, store, water tanks
  • Optional basement: where by-laws and the water table permit — commonly used for a home theatre, gym, store or additional parking

Planning decisions specific to a Kanal

1. The dirty kitchen is not optional. At this scale, a separate utility kitchen for heavy cooking keeps the main kitchen usable and clean. Nearly every Kanal house that omits it regrets it.

2. Decide on a basement early. It materially affects excavation, structure and cost, and cannot be added later. Check both the society's by-laws and the local water table before committing — basements in high-water-table areas are an expensive source of permanent damp problems.

3. Plan the servant quarter and its access deliberately, including a separate entrance where possible.

4. Zone the house. The practical value of a Kanal is separation: formal from family, guest from private, noisy from quiet. A plan that fails to zone simply gives you a bigger version of a smaller house.

5. Design the lawn seriously. On a Kanal the outdoor space is large enough to carry the house's character, and large enough to become a maintenance burden if unplanned.

The costs people underestimate

Construction on a Kanal of roughly 5,000–6,000 sq ft covered lands broadly in the PKR 3–5 Crore range at mid-range specification, with premium builds going considerably higher (cost breakdown).

But the running costs are what surprise people:

  • Electricity for cooling a house this size, which is why solar is now standard on new Kanal builds rather than optional
  • Maintenance across a larger roof, more bathrooms, more systems
  • Staff and garden upkeep
  • Longer construction, typically at the upper end of the twelve-to-eighteen-month range

The land, per FT2's April 2026 sheet: 1 Kanal at PKR 8,120,000 on full payment or PKR 10,155,000 on the 36-month plan (current rates). A 2 Kanal (75×120 ft) is available in the Overseas Enclave.

Should you build a Kanal?

Yes if: you have a large or multi-generational family, you intend to live there long-term, and your budget comfortably covers construction *and* the running costs afterwards.

Reconsider if: the plot purchase leaves nothing for a proper build. A half-finished Kanal is a far worse outcome than a well-finished 10 Marla, and we would genuinely rather sell you the smaller plot than watch that happen. Our cost-saving guide is blunt about where a budget can and cannot flex.

Investing rather than living? Large plots carry the lowest per-square-yard land cost but the thinnest resale demand — the trade-off is set out in our 1 Kanal price guide.
