Fewer buyers compete for them, resale takes longer, but the per-Marla price is lower and the end product — a full-size family house or a long-hold land position — is something the small cuts cannot replicate. 2026 prices for the large sizes
Per the developer's April 2026 rate sheet, with development charges included:
- 14.22 Marla (40×80 ft): PKR 7,585,000 on installments · PKR 6,060,000 full payment
- 1 Kanal (50×90 ft, 500 sq yd): PKR 10,155,000 on installments · PKR 8,120,000 full payment
- 2 Kanal (75×120 ft): PKR 19,295,000 on installments · PKR 15,430,000 full payment — offered in the Overseas Enclave
The 20% full-payment discount applies across the board, and on a 1 Kanal it is worth over PKR 20 Lac — real money that many buyers leave on the table without checking whether they could raise the lump sum.
The 1 Kanal installment schedule
- Down payment: PKR 3,495,000
- Monthly installment: PKR 185,000 for 36 months
- Total: PKR 10,155,000
For the 14 Marla, the down payment is PKR 2,725,000 with monthly installments of PKR 135,000; the 2 Kanal runs PKR 5,975,000 down and PKR 370,000 monthly. These are serious monthly commitments — treat them like a mortgage and stress-test them against your income before booking, because a surrendered file after 18 months of payments is the most expensive way to exit.
Why the per-Marla math favours big plots
A 5.56 Marla at PKR 3,495,000 works out to roughly PKR 6.3 Lac per Marla; a 1 Kanal (20 Marla nominal) at PKR 10,155,000 is closer to PKR 5.1 Lac per Marla. You are buying land wholesale. The trade-off is liquidity: when you sell, your buyer pool is a fraction of the 5 Marla market's, and in slow phases large plots sit longer. - End-users planning a large family home near the airport corridor, comfortable waiting for development and possession.
- Long-horizon investors (5+ years) who want maximum land per rupee and will not need to exit quickly.
