Marla is the unit every Pakistani property conversation runs on, and almost nobody can convert it reliably. Worse, it is not a fixed quantity — the same "5 Marla" label covers meaningfully different plots depending on which society you are buying in. This page pins the arithmetic down.
The base conversions
The conventional modern standard used across most of Punjab, Islamabad and Rawalpindi:
- 1 Marla = 25 square yards = 225 square feet
- 1 Kanal = 20 Marla = 500 square yards = 4,500 square feet
- 1 square yard = 9 square feet
- 1 Acre = 8 Kanal = 160 Marla
Be aware that an older measure of roughly 272 square feet per Marla persists in some areas and in older records. If you are dealing with revenue-record land rather than a modern society plot, confirm which standard applies before doing any arithmetic.
Why a "5 Marla" varies between societies
Societies sell plots by dimensions, then label them with a marla figure. The label is marketing; the dimensions are the product.
A 25×50 ft plot is 1,250 sq ft, which is 138.9 sq yd — genuinely 5.56 Marla at 25 sq yd per Marla. A society that sells a 25×45 ft plot (1,125 sq ft, 125 sq yd) as "5 Marla" is selling you 10% less land under the same label.
This is why Faisal Town Phase 2 quotes fractional sizes — 5.56, 10.89, 14.22 Marla — rather than rounding. The fractions are the honest arithmetic for standard dimension cuts, not an oddity.
The rule that protects you: compare square yards, never marla labels. It is the single most effective habit when comparing prices across societies, and our plot prices guide shows how badly unnormalised comparisons mislead.
Conversion table for standard plot sizes
Using Faisal Town Phase 2's actual dimensions as worked examples:
- 25×50 ft = 1,250 sq ft = 139 sq yd = 5.56 Marla
- 30×60 ft = 1,800 sq ft = 200 sq yd = 8 Marla
- 35×70 ft = 2,450 sq ft = 272 sq yd = 10.89 Marla
- 40×80 ft = 3,200 sq ft = 356 sq yd = 14.22 Marla
- 50×90 ft = 4,500 sq ft = 500 sq yd = 1 Kanal
- 75×120 ft = 9,000 sq ft = 1,000 sq yd = 2 Kanal

Converting a price into a fair comparison
Once you have square yards, you can compare societies honestly. Divide the total price by the square yardage to get a price per square yard, and compare that — not the headline price for a marla label.
Worked example using FT2's published April 2026 rates: a 5.56 Marla at PKR 2,790,000 on full payment is 139 sq yd, so roughly PKR 20,100 per square yard. A 1 Kanal at PKR 8,120,000 is 500 sq yd, so roughly PKR 16,200 per square yard — which is the arithmetic behind the rule that larger plots are cheaper land per unit area. Current rates here.
Run the same calculation on any competing quote before you compare. Also normalise for whether development charges are included and whether the figure is the cash or installment price — the math on that.
Plot area is not covered area
One more distinction that causes real budgeting errors: plot area is the land; covered area is the floor space you build. Construction is priced per square foot of covered area, and your covered area depends on the society's setback and coverage by-laws, not on your plot size alone. A 1,250 sq ft plot does not give you 1,250 sq ft of ground-floor house.
We work this through properly in our guide to covered area and setbacks, and the cost side is in the construction cost guide.
Quick reference
To convert Marla to square feet, multiply by 225. To convert Marla to square yards, multiply by 25. To convert square yards to square feet, multiply by 9. To go the other way, divide.
