DHA Islamabad is the benchmark every other twin-cities society gets measured against, so buyers naturally hold it up beside whatever else they are considering. Compared with Faisal Town Phase 2, though, this is less a head-to-head than a choice between two different categories of purchase — and pretending otherwise would not help you decide.
The short verdict
DHA Islamabad is the established, delivered, institutionally-backed option: developed sectors with real possession, mature infrastructure, deep resale liquidity and the strongest brand recognition in the region. You pay a substantial premium for all of it.
Faisal Town Phase 2 is an early-stage society on the M-2 at Thalian, priced far below DHA, with its NOC under process rather than approved. Lower entry, higher risk, longer horizon.
If you can afford DHA and want certainty, DHA is the safer purchase and we will say so plainly. FT2's case rests on entry price and corridor position, not on out-competing DHA on security.
Price — different leagues
We do not publish figures for societies whose rate sheets we cannot verify, so request DHA's current rates from their office or the open resale market. What is not in dispute is the tier: DHA's developed sectors sit at the premium end of the twin cities, several times the entry price of early-stage corridor societies.
FT2's published April 2026 rates, development charges included: 5.56 Marla at PKR 3,495,000 on 36-month installments or PKR 2,790,000 cash; 10.89 Marla at PKR 6,065,000 / 4,850,000; 1 Kanal at PKR 10,155,000 / 8,120,000. Full tables on the payment plan page, and revisable at the developer's discretion.
For many buyers this is the entire decision: the budget that buys a small DHA position buys a considerably larger FT2 one. Whether that is an opportunity or a trap depends entirely on the next section.
Approvals and security — DHA's decisive advantage
DHA operates under its own well-established legal framework, which is precisely why it commands its premium and why its plots are accepted as collateral and traded with confidence.
Faisal Town Phase 2's NOC is under process, not approved — our full position is here. This is the most important difference between the two and it is not close. Any buyer who cannot carry approval risk should choose an established society, and we tell people that directly rather than arguing them out of it. Verify any society's status yourself before committing.
Possession and buildability
DHA's developed sectors offer plots you can build on now. In FT2, buildability is block-dependent: the Sector O Model Block is semi-developed and marketed for possession within roughly 1–1.5 years for early full-payers, while newer sectors are years behind that. If your plan is to build within twelve months, DHA (or another delivered society) is the realistic answer.
Resale liquidity
DHA plots sell quickly because the market is deep and buyers trust the paperwork. Early-stage society files sell more slowly and at wider spreads, especially in soft markets. If there is any chance you need to exit within a year or two, weight this heavily — our guide to selling an FT2 plot is honest about what that process involves.
Location
DHA Islamabad sits along the Islamabad Expressway / GT Road side of the region — city-connected, established. FT2 anchors at the Thalian Interchange on the M-2, 10–15 minutes from the New Islamabad International Airport, with a second access toward the Rawalpindi Ring Road. Neither is objectively better; they serve different daily lives and different bets. FT2's argument is the airport corridor's structural growth story, which is a bet on the future rather than a description of the present.
Which one suits you
- Want certainty, immediate buildability and easy resale — and can afford the premium: DHA Islamabad.
- Want maximum land per rupee on a growth corridor, with a 3–5 year horizon and genuine tolerance for approval risk: Faisal Town Phase 2.
- Buying with borrowed money or money you may need back soon: the established society, every time.
- Have a larger budget and want both: some investors hold a delivered-society plot for security and an early-stage position for upside. That is a legitimate structure.
We market Faisal Town Phase 2, so read this as informed but interested. What we will not do is pretend the two carry the same risk. If DHA suits you better, that is a perfectly good outcome — and if you want the FT2 rate sheet to hold against a DHA quote, ask us and we will send it unmassaged.
