Plot or Apartment in Islamabad? An Honest Comparison

Investment Guide 7 min read22 September 2026Reviewed by the Faisal Town Phase 2 team · How we verify

Plots and apartments are both called "property", which hides how differently they behave. One is land; the other is a building with a share of land underneath it. That distinction drives almost every practical difference between them.

The core difference

A plot is land. Land does not deteriorate, costs almost nothing to hold, and its value is driven by location and development around it. It also produces no income whatsoever until you build on it.

An apartment is a building. It produces rent from day one, and it depreciates physically — the structure ages, systems need replacement, and your share of the land underneath is small relative to what you paid.

Neither is superior. They answer different questions.

Income

Apartments win outright here, and it is their main argument. A completed apartment in a let-able location generates rent immediately. Gross rental yields in Pakistan are modest in absolute terms — and net yields lower after vacancy, maintenance, society charges and tax — but they are real, recurring cash. The honest numbers are in our rental yield guide.

A plot produces nothing while you hold it. If you need income now, this settles the question.

Appreciation

Historically in Pakistan, land has been the stronger appreciation vehicle, particularly on developing corridors where infrastructure arrives after you buy. Apartments appreciate too, but the building component works against you as it ages — a twenty-year-old apartment competes with new supply in a way that a twenty-year-old plot simply does not.

This is the trade-off in one line: apartments pay you while you wait; land has historically rewarded the waiting more.

Holding costs

A plot costs almost nothing to hold — no maintenance, no tenants, no repairs. An apartment carries maintenance charges, repairs, periodic refurbishment, tenant management and vacancy gaps. Many first-time apartment investors budget for the purchase and not for the twenty years after it.

Resale liquidity

Mixed, and location-dependent. Apartments in well-run, well-located buildings sell readily to both end-users and investors. Plots in established societies sell readily; plots in early-stage societies sell more slowly and at wider spreads — a point we make plainly in our guide to selling an FT2 plot.

One apartment-specific risk worth knowing: resale depends heavily on how well the building is managed. A good apartment in a badly run building is a hard sell, and you control the building's management only partially.

Control and flexibility

A plot is yours to build on, how and when you choose, subject to by-laws — see our construction guides. An apartment is finished; you adapt to it, and you share decisions with the building's other owners.

Entry price

Apartments often offer a lower entry ticket into a prime location than land in the same location — frequently the real reason people choose one. A plot on a developing corridor can be cheaper still: FT2 publishes a 5.56 Marla at PKR 2,790,000 on full payment (current rates), though on a corridor rather than inside the city, and carrying approval risk.

Which suits you

  • Need income now → apartment.
  • Growing capital over 3–5+ years, no income needed → plot.
  • Want to build your own home eventually → plot.
  • Low involvement, do not want to manage construction → apartment.
  • Prime city location on a limited budget → apartment.
  • Maximum land per rupee, can carry risk → plot on a growth corridor.

Our plot vs house comparison covers the third option, and the Islamabad vs Rawalpindi guide covers where each works best.

The honest caveat

We sell plots, so we are not a neutral party and you should read this with that in mind. What we will say plainly: if you need rental income, a plot in an early-stage society is the wrong instrument, and anyone telling you otherwise is selling rather than advising. And wherever you buy, FT2 included, the NOC question and your own holding horizon matter more than the plot-versus-apartment debate itself.
