7 Costly Plot-Buying Mistakes in Pakistan (and How to Avoid Them)

We sit on the selling side of this market, which means we see the buying side's mistakes up close — the same seven, over and over, across every society and every budget. None of them require sophistication to avoid; all of them are expensive to learn firsthand.

1. Skipping the NOC check because 'everyone is buying'

Sales volume is not approval. Societies have sold thousands of files with their NOC unresolved, and buyers who assumed the crowd had done the homework carried the risk unknowingly. Checking takes about fifteen minutes. We apply the standard to ourselves: Faisal Town Phase 2's NOC is under process, not approved, and we say so on every relevant page.

2. Buying the label, not the square yards

A '5 Marla' spans 125–150 sq yd depending on the society; a '10 Marla' ranges similarly. Buyers comparing prices across societies without normalising to square yards routinely overpay 10–15% without noticing. Here is the dimensions arithmetic.

3. Confusing a file with a plot

A file is a right in a queue; an allotted plot is a numbered asset. They price differently, carry different risks, and resell differently — yet dealers quote them interchangeably to whoever doesn't ask. The difference, explained.

4. Paying outside the transfer counter

Every serious fraud story we know shares one feature: money moved before the society's office recorded the transfer. Token first, verification second, balance at the transfer counter — money and title move together or not at all. The full transfer process walks each step.

5. Maxing out on the installment

The plan only builds wealth if you never miss a payment. Buyers who commit their entire monthly surplus to an installment are one salary disruption from surrender clauses and late surcharges. Keep the installment under a third of reliable income, and keep a reserve — the installments-vs-cash math covers sizing honestly.

6. Buying on WhatsApp momentum

Screenshots of 'rates increasing Monday' are a sales device, not market data. Real appreciation shows up in *transfer-counter* prices over months, not in forwarded voice notes. If an offer expires before you can visit the site and verify the file, it was not an offer — it was pressure.

7. Never visiting the ground

Renders are ambitions. A weekday site visit answers what no brochure will: is machinery moving, are roads cut past the showcase strip, does the gate on the map exist? Our own development status report tells you what is and is not built at FT2 — and we still tell every buyer to come see it.

The one-page defence

Verify the NOC yourself. Normalise to square yards. Know whether you hold a file or a plot. Pay only at the counter. Size the installment to survive bad months. Ignore artificial urgency. Stand on the land. Do these seven things and you are ahead of most of the market before you spend a rupee.
