The 8 Marla is the quiet middle child of Faisal Town Phase 2. The 5 Marla gets the headlines because of its entry price and the 10 Marla gets the family buyers, but the 8 Marla (30×60 ft, about 200 sq yd) is often the better-balanced purchase: a genuinely buildable family plot at a monthly installment that a salaried household can actually sustain.
The 8 Marla price in 2026
Per the developer's current rate sheet (revised April 2026), an 8 Marla residential plot costs PKR 4,665,000 (46.65 Lac) on the 36-month installment plan, or PKR 3,730,000 (37.3 Lac) on full payment — the lump-sum route carries a 20% discount. Development charges are already included either way, which matters when you compare against societies that add them later.
How the installment plan breaks down
- Down payment: PKR 1,785,000
- Monthly installment: PKR 80,000 for 36 months
- Total on installments: PKR 4,665,000
- Full payment (20% discount): PKR 3,730,000
In other words, the convenience of paying over three years costs you roughly PKR 9.35 Lac versus paying cash. If you have the liquidity, the lump-sum discount is one of the few guaranteed 'returns' in property — you lock in 20% on day one instead of hoping the market delivers it.
Which blocks offer 8 Marla
The 8 Marla cut is available across the general residential inventory — including N Block, the Overseas Enclave and newer sectors — on the installment plan. The Sector O Model Block is sold on full payment only (with the 20% discount applied), so an 8 Marla there means paying the cash price up front in exchange for the most developed block in the society.
Block choice moves the number less than it moves the *product*: an 8 Marla in a semi-developed block with earlier possession is a different asset from the same size in a newly launched sector, even at a similar sticker price.
Is 8 Marla the right size for you?
- Building a family home: yes — 30×60 comfortably takes a 4–5 bedroom double-storey house without the construction cost of a 10 or 14 Marla.
- Pure investment: the 5 Marla usually has the deepest resale demand simply because more buyers can afford it; the 8 Marla trades that liquidity for a better plot. Our 5 Marla price guide covers that trade-off from the other side.
- Stretching your budget: compare the 8 Marla installment (PKR 80,000/month) honestly against your income. The plan only builds wealth if you never miss an installment — surrendered files are where buyers lose money.
Two honest caveats before you book
First, Faisal Town Phase 2's NOC is under process, not approved — the full position is here, and you should weigh that risk consciously at any plot size.
Second, prices are the developer's published rates and get revised (the last revision was April 2026). Treat every figure in this article as accurate at the time of writing and confirm the current rate sheet before paying anything.
